House Rules
Creating a peaceful, happy home.
We want you to have a great shared-living experience. Developed with good intent, these rules are aimed at creating
and keeping a peaceful home environment for everyone to enjoy. They also protect the property itself from damage. The
House Rules are not negotiable and will be enforced, do not enter a lease with us unless you will abide by these rules.
The online version available at hmounity.com.au/house-rules/ will be considered the most up-to-date and will apply.
General
- Smoking or vaping, including use of any illegal substances is not permitted inside and outside the property.
- No open fires are allowed (including, but not limited to, candles, or any other open flames whatsoever).
- Make sure you are appropriately dressed when out in the shared areas.
- Do not keep any belongings in the shared areas, keep them in your room only.
- No parties, keep the noise down, inside, and outside the property. No overnight guests.
- Take off your shoes as soon as you enter the house.
- Do not remove from your room any furniture or bedding provided by the proprietor.
- Do not bring any furniture of your own into the property without written consent from the proprietor.
- Do not leave air conditioner on, unless using that area.
- Participation in cleaning of shared areas is required, give the floors a quick vacuum and mop weekly.
- Do not store any items around the outside of the house. Paths must be kept clear.
- No pets (Unless agreed otherwise as per Additional Terms of the Rooming House Agreement).
- Those allocated a garage space for parking, must keep it clean.
- Bin liners must be used in both inside and outside bins. Bins must also never be allowed to overflow
Kitchen
- Dishes and kitchen utensils must be washed, dried, and put away immediately after each use.
- There should never be any dishes on the benchtops or the sink.
- The oven and cooktop top must be thoroughly cleaned from any oil, grease and crumbs, after each use.
- The exhaust fan must be turned on each time the cooktop is used.
- The floors, tables and other surfaces shall remain free of any rubbish.
- The correct general waste or recycling bin must be used for disposal of all rubbish.
- Only use the allocated shelf in the fridge and freezer, as well as the pantry, and keep them clean.
- Do not let your food go off. If you have smelly food, use the containers to contain the smell.
Bathroom
- The exhaust fan must be turned on each time the bath or shower is used.
- Use shower squeegees to get excess water off the shower cabin glass after each use.
- Make sure the benchtops and floors are always free of any personal items and kept clean.
- Toilets must be kept clean. Use the toilet brush to clean the toilet bowl clean after each use.
Laundry
- The laundry is to be used to wash and dry clothes only.
- The laundry is to be free of any clothes or other items, other than when you are doing washing or drying.
- Make sure benchtops and floors are always free of any personal items and are kept clean.
Room
- Keep your room clean and tidy.
- Wipe down the surfaces to avoid dust build up, as well as, vacuum and mop the floor every week.
Complimentary Cleaning of Shared Areas & Gardening
- Under no circumstance cleaners or gardeners are to be instructed to perform any work.
- Cleaning of shared areas is intended to be a deeper cleaning on already clean surfaces.
- These complimentary services are provided on a regular basis as required and determined by the proprietor.
- Cleaners and gardeners work around the items and are not responsible for putting away belongings or rubbish.
- Cleaning of private areas may also be offered at an extra charge.
Breach Policy
We have a 1 strike policy before we consider terminating a lease. We act in good faith to try to remedy any breach of
house rules before enforcing them. When a tenant breaches one of more house rules we are required by law to send a
breach notification, give a suitable time for the tenant to remedy the breach, but if the matter persists and it is of a serious
nature, we will terminate a lease after the second breach letter has been sent and the same (or different) breach occurs.
